architect we feel would be a good match for your project or qualify and work
with an architect you’ve selected.

relationship offers benefits of a focused, specialized design firm, input from
the construction team during the design to prevent schedule delays and reduce
cost, quality construction and the elimination of any risk of poor communication
and cost overruns. It is the only construction delivery method that’s based on
team spirit and eliminates the adversarial relationships that usually accompany
traditional “competitive bid” projects.

Comprehensive Preliminary Services

Taking
advantage of providing preliminary designs, value engineering, and a preliminary
cost analysis early on helps determine a realistic budget. A
Guaranteed Maximum Price
can be determined soon after the scope of the project is established (an option
that is not available with the traditional approach.)
Time
Savings —
Completion scheduling is done early in the design phase to account for
purchasing items that have long lead times. This avoids delays in the
schedule. The design/build delivery method also allows for fast-tracking, an
accelerated scheduling method. The project is divided into phases so that one
phase can be under construction while other aspects of the project are still
being designed. (In a traditional delivery method, construction begins only
after all drawings specifications have been completed.) The other advantage of
fast-tracking is that it allows for changes to be made easier, often times
without affecting the schedule. Schedules can be accelerated as much as 18 to
20 percent in design build projects.

Design/bid/build frequently results in adversarial relationships. In
design/build those who design the project also build it, and finger pointing is
eliminated.

Effective budget analysis with constant and continual communication all but
eliminates design or related change orders. Typically, changes are owner
directed for added scope of work.
