This
fast-track renovation project included demolition of existing space as well as
remodel of 33,000 square feet of hazardous warehouse, 62,000 square feet of
general warehouse and 5,000 square feet of office space. The project required
extensive foundation and fire protection work including over 18,600 square feet
contained flammable liquids storage warehouse with an AR-AFFF foam system per
NFPA 30 for storage of water soluble solvents and polar solvents along with
approximately 5,000 square feet of 4 hour wall construction.
Close coordination with the owner and the City of Irving was
necessary to minimize downtime of operational storage/production facilities.

2500 Carl Road
The
major renovation of building 2500 on Carl Road was the second building project
that NCH Corporation selected and negotiated with d/b constructors to be their
contractor. The renovations of the existing conventional, industrial building
included major heavy concrete demolition, new structural steel work mezzanines,
new 1200 amp electric service, lighting, and power distribution, heating and
ventilation, air and water piping, replacement of underground fire mains and new
fire sprinkler system, complete renovation of restrooms, new laboratory, new ADA
building access ramps, and new fire alarm system.
The challenge was that the initial heavy concrete demolition
had to be done while the majority of the building was occupied by the owner. The
majority of the reconstruction had to be completed within 90 days to allow the
owner to relocate their production equipment and lines from another lease
facility. Also, the owner elected to renovate some additional areas and add
additional mechanical work relative to the equipment being relocated, which was
not in the original scope of work.
However, the team relationship with d/b constructors, the
owner, and architect proved to be very significant in being able to respond to
the demands in a timely manner.
